office properties involves a market that is in a state of change.
Many businesses are allowing workers to telecommute, which means
less demand for office space.
An office property draws workers from a given distance, so, one
can estimate demand based on population in the driving-time area,
who are employed in occupations likely to require office space for
workers.
Another element of appraising office properties is related to how
office space is measured: there is "gross building space," measured
to the exterior perimeter of the building; "useable area" includes
space within the actual business suite and finally, "net rentable
area" which includes a unit's pro-rata share (based on unit's square
feet versus building's square feet) of common space, including hallways
and stairwells.

written on a "Full service Gross" basis, whereby the landlord is
