Simple industrial properties, too, come in many different varieties. From distribution warehouses to research and development flex spaces. Flex space is named this due to the space being easily divided into segments to suit the tenants' needs. One construction technique uses cast-in place or pre-cast concrete panels and is called "twin tee," due to the way the finished product looks, based on having vertical spines or ribs forming a T.

Unless we are dealing with new construction, the appraisal of industrial properties is accomplished via Sales Comparison and Income approaches to value. The biggest issue in finding comparable sales and comparing "apples to apples," is varying land to building ratios.

Many industrial properties require larger land areas for outdoor storage (if outdoor storage is allowed by zoning). This is a major item that must be accounted for in determining Market Value. Other aspects that give industrial properties utility value include: number and type of loading doors (drive-in or docks); clear ceiling height; column spacing versus clear span; insulation; energy efficient lighting; level of electrical power; percentage of office space (too much can be a drawback - up to 15% is reasonable).

Zoning determines what one can do at a property, from heavy industrial manufacturing to engineering. One of the most interesting industrial property appraisals on which we worked, was for a refrigerated egg distribution warehouse, which had approximately 300,000 eggs that moved in and out weekly!
